In the central areas of Berlin rental prices for retail space have raised up to 180 percent
The rental price for commercial space in so-called “1A” areas in Berlin have raised in average for 40% during the last ten years. In some neighbourhoods like the very asked shopping streets around Hackescher Markt raises for up to 180% have been noticed. These are the results of research undertaken by real estate consultants Jones Lang LaSalle Retail and Engel & Völkers. At the same time, retail space has been extended enormously. “A phenomenon which has its reason in the big number of expanding retailers who are exclusively interested in exposed locations”, tells Mr. CEO Gerhard K. Kemper about this assumed contradiction.
Following the indications of the Berlin Senate economical authorities the turnover of the retail companies have not raised for the same level in this time period: when the total turnover of retailers was 15.7 billion Euro in 1998 it was 15.6 billion in 2007. At the same time the retail space has been extended for one million sqm (from 3.53 million in 1998 to 4.51 million in 2007).
